Well, LAND REGISTRATION AUTHORITY (LRA) is where you register, apply a copy of title, or process the land you’ve purchased. So, this is where most of our clients get their TCT, transfer certificate title, which Most Architects need before starting a project.
This Transfer Certificate Title (TCT) is one of our requirements that we, MSSW & Associates – an architectural design firm, need since the technical points written in it will be our basis to get the precise area of the client’s project. Our Firm will plot the bearing numerical indicated after the word “thence” like the sample below from a title I am working on that’s why I took a visit to this place. This is the only title was given to me and SYsters by our late dad.
Let me just explain a bit of this title which we call “MANGGAhan lot” since it has a lot of mangos on this site and I have to fix it per LRA since they don’t have a copy in this Main branch, so I was advised to go the province but anyways…

But as we move forward to my trip in LRA as this main blogpost, LRA had a lot of changes in terms of the process on how to apply for a True copy of a TCT, in which to save time on your visit, please make sure to have the following:
- Letter of Request or Transaction Application Form (TAF).
- Photocopy of Title.
- Identification Card
Since there is no nearby, photocopying center around. One of the terms you’ll be hearing inside as well is to go to “Register of Deeds”. They say, this is where you could ask if your title is authentic or not.
Actually, the day of my visit here in LRA was pleasant since I got the title of our client in which they plan to build a 4-storey duplex townhouse with Roof Deck in Quezon City. Below photo is where I luckily got the title released even without the authorization letter, glad they were kind enough to accommodate me – but please don’t forget any documents of yours 🙂
Grateful to have a productive visit despite not being able to get my answer to our Manggahan lot. I just have to expedite in getting a certified copy of it soon since I was instructed to go to Tarlac for it.
As I was about to go home, you’ll pass by this canopy that you’ll get to appreciate in terms of the design of the building or maybe it was just me since I am an Architect, hehe It was also the golden hour the time I left that can be seen on LRA’s corner of the building near a construction site.
Though I may not have a car yet, I’d like to share and let you know that East Avenue is where you can locate other Government Buildings like NSO, LTO, and so on. Which I will discuss in my future post 🙂
